The Ultimate Guide to a Seamless Renovation Timeline

The Ultimate Guide to a Seamless Renovation Timeline

A fully renovated kitchen at our Lake Forest Family Residence

You’ve decided it’s time for a renovation, and while the excitement is real, we know that timelines and budgets are at the forefront of your mind. That’s why our approach focuses on keeping things running smoothly. We focus on making sure every project stays on track, within budget, and—minimizes surprises. From the first measurement to the final throw pillow, we handle all the details so your renovation feels as seamless and stress-free as possible.

Step 1: Understanding What You’ve Got

First things first: we need to know what we’re working with. If you don’t have floor plans on hand, we’ll start by measuring or scanning your space to create a detailed map of the existing layout. This is our foundation, giving us a clear picture before we start planning your dream space—whether it’s knocking down walls, expanding your kitchen, or giving your bathroom a complete overhaul.

Step 2: Dreaming Big

Once we’ve got the existing conditions, we’ll sit down to talk about your vision. Have you always wanted a spacious kitchen island? Or are you thinking about turning your primary bathroom into a spa-like retreat? Whatever it is, we’ll work together to craft a space plan that incorporates your desires and goals.

Step 3: White Space Visualization

Once we have a 2D space plan, it’s time to bring the space to life with a 3D “white space” drawing. The white space drawing is like ‘doll house’ view of your home. This drawing helps you visualize the room’s flow and functionality without getting overwhelmed with color. It helps you understand the layout and volume of the space before we move on to the finer details.

Step 4: Adding Color and Style

After you’ve approved the white space layout, we’ll add color, texture, and materials that reflect your style. Whether you prefer a traditional and cozy aesthetic or modern with clean lines, we’ll customize the design to make it uniquely yours. The result is a 3D rendering that gives you a vibrant preview of your new space.

Step 5: The Details Matter

Once you’ve fallen in love with the color 3D rendering, it’s time to specify all the details—what tile will we use? What light fixtures will fit the look? At this stage, we nail down every element, from countertops to cabinetry, ensuring everything is exactly how you envision it. With these specifics in place, we can finally give you an accurate budget. Up until now, any price tags were just estimates.  This drawing becomes a major component to driving the rest of your project to a finish line.

Step 6: Budget Refinement

We balance your dreams with your budget. Maybe those hardwood floors on the second level are a bit too pricey, so we decide to switch to carpet. Or perhaps you realize that repainting the ceilings in every room isn’t necessary. We work with you to make any adjustments, ensuring that the final plan matches both your design goals and financial expectations.

Step 7: Construction Notes and Permits

Next, we draft detailed construction notes—the roadmap your contractor will use to provide accurate pricing. Once pricing is approved, we apply for permits. The permit process can vary depending on the scope of the project. For example, a simple kitchen remodel might take about 4-6 weeks for approval, while more complex renovations, especially those with structural changes, can stretch to eight weeks or more.

Step 8: Prepping for the Build

While waiting for permits, we don’t waste time. We start ordering materials and designing furniture layouts.  When possible, we organize crews to tackle non-permit-related tasks such as prep work for painting or refinishing floors. This way, when the permit is approved, we’re ready to hit the ground running.

Step 9: Construction Begins

Now for the big moment: construction kicks off. Depending on the scale of the project, this phase could last anywhere from seven weeks to six months. Our team provides you with calendars synchronizing the various trades that will be working on your home. During this time, you’ll see walls come down, new floors go in, and your space will slowly transform into the vision you’ve been dreaming of.  Video updates from your project will be provided by your project manager.

Step 10: The Final Touches

As the construction phase wraps up, we bring in a professional cleanup crew to make sure everything is spotless. With everything in place, your newly renovated space will be ready for you to enjoy, just the way you envisioned it.

The Big Picture: A Timeline Overview

In essence, a renovation can take between 4-12 months depending on the overall scale and complexity. Here’s a rough breakdown of how long each phase can take:

  • Initial Measurement and Scanning: 1-2 days

  • Design Phase: 2-4 weeks, including 3D renderings and revisions

  • Budgeting and Adjustments: 1 week

  • Permit Approval: 4-12 weeks (depending on project scope)

  • Prepping for Construction: Concurrent with permit process (3-12 weeks for materials, depending on sourcing)

  • Construction: 7 weeks to 9 months, depending on the complexity of the project

  • Final Clean-Up and Completion: 1 week

*** Note: the above is an overall summary of various ranges on various projects.  Every project is different and every timeline depends on many variables from many trades.

Conclusion

While every renovation is unique, this timeline gives you a good idea of what to expect. Smaller, straightforward projects can be completed in a few months, while larger renovations might take closer to six months from start to finish. With careful planning and clear communication at each step, we ensure your renovation runs as smoothly as possible—so you can enjoy your transformed space without the stress.
